Lagoon Life House Rental Agreement Acknowledgment
Lease is Subject to the Following Terms and Conditions:
1. Tenant affirms that Tenant is an adult and that the Property will not be occupied by any minor unless an adult is present.
2. Maximum number of persons permitted to reside at the Property, including children is limited to: 16.
3. Tenants shall keep NO PETS on Property, unless otherwise stated in writing.
4. On expiration of this lease, Tenant will leave the Property in as good condition as Tenant found it upon occupancy. Tenant shall not sublet the Property without written consent of the Lagoon Life.
5. If Tenant defaults in performance of, or compliance with, any of the terms and conditions of this lease, the Property must be vacated immediately with no refund to Tenant.
6. Tenant shall be responsible for any loss or damage to the Property caused by the Tenant, directly or indirectly, including damage to fixtures or Lagoon Life's personal Property, which occur during the term of this lease.
7. In the event the Property is damaged by fire or other calamity other than one caused by the action of Tenant and the Property is rendered uninhabitable as a result, then the unused portion of the rent shall be returned to Tenant.
8. House trailers or recreational vehicles shall not be parked on the above Property.
Lagoon Life or their representatives shall have the right, on reasonable notice to Tenant, to enter the Property during the term of this lease with potential renters or purchasers.
9. No air conditioning shall be installed by Tenant without written consent of the Lagoon Life. There is a Central Air Conditioning System installed.
10. The Tenant will be held to the cancellation policy applicable to this lease.
11. No Warranties. Lagoon Life highly recommends that the Tenant personally inspect the Property and amenities and notify if any amenities are missing or broken. Lagoon Life makes no warranties as to the condition of the Property or amenities other than to warrant that the Property is habitable and that the amenities listed below are available at the Property. Lagoon Life is not responsible for the condition of the Property at the time of check-in; the Lagoon Life is responsible for inspection and cleaning of the Property between rentals.
12. No refunds shall be given for appliance malfunctions or breakdowns. Should appliance failure occur, every effort will be made to effect repairs as quickly as possible.
13. Liability. Lagoon Life maintains public liability insurance on the Property. Lagoon Life has inspected the Property prior to the start of the rental season and is unaware of any unsafe conditions or other impediments that would render the Property unsuitable for its intended use.
14. Security Deposit. The security deposit (listed below) is payable on possession of the Property. Lagoon Life shall maintain the deposit and shall be returned to Tenant within 30 days of check-out so long as all rent is paid and the Property and amenities are left undamaged and clean. If rent is due, or if the Property or amenities are left damaged or unclean, the Lagoon Life shall notify Tenant and Lagoon Life in writing within fourteen (14) days of checkout and therein shall specify the damage and/or conditions that warrant retaining any portion or all of the security deposit. The writing shall specify the amount to be withheld. Lagoon Life shall continue to hold the Security Deposit or portion thereof as the case may be, until the parties agree as to the disposition of the deposit or the disposition of the deposit is ordered by a court of competent jurisdiction.
15. Amenities: Information pertaining to amenities is deemed to be accurate but not guaranteed:

16. At the conclusion of the Tenant's stay, the Tenant is to leave the Property broom swept and all trash and recycling rules are to be followed; trash fines assessed by the municipality will be deducted from the Tenant's security. Home is to be left broom swept and all recycling rules to be followed. If beach badges are included, the Tenant is responsible for lost badges at $55 per badge.

Cancellation Policies:
If the Tenant wishes to cancel this lease, the Tenant must provide Lagoon Life with a written cancellation request. The following refund schedule applies based on the number of days before the scheduled check-in date that Lagoon Life receives the written request:
-90 days or more before check-in: Full (100%) refund of all rent paid.
-60 to 89 days before check-in: Fifty percent (50%) refund of all rent paid.
-Less than 30 days before check-in: No refund will be issued.
Lagoon Life will make best efforts to re-lease the property for any canceled dates. If a replacement tenant is secured, the Tenant remains responsible only for any difference between the total rent due under this lease and the rent received from the replacement tenant. By signing this document, the Tenant acknowledges that they have read and understand these Cancellation Policies.
